Refinish vs. Replace: How to Decide for Your Atlanta Home
If your hardwood floors look worn, dull, or damaged, you face a choice: sand and refinish, or replace entirely. The right answer saves you thousands — or prevents a costly mistake. Here's how to think through it.
Refinish When...
✓Surface scratches and scuffs dominate — damage hasn't reached the wood fibers below the finish
✓The floor looks dull or discolored but structurally sound (no soft spots, squeaks, or movement)
✓You want a different stain color or sheen level
✓The boards are at least 3/4" thick and haven't been sanded more than 4–5 times already
✓There's no moisture damage, warping, or cupping across large sections
Replace When...
✗Boards have deep structural damage — deep gouges, cracks splitting through the board, rot
✗Water damage has caused warping, cupping, or separation between boards
✗The floor has been refinished so many times that the wood is too thin for another sanding
✗You want to change the flooring type entirely (switch from hardwood to LVP or tile)
✗Large sections have squeaks and movement caused by failed sub-floor fasteners
